If your issue is an emergency, please follow the steps below.

Please only proceed if damage is being caused to the property or there is threat or imminent danger to life.

If this maintenance can wait until working hours, please follow this guide on how to raise the maintenance issue within your client portal

Smell Gas?

If you have a gas leak or you can smell gas you must immediately evacuate the property and then contact National Grid Gas Emergency Service on 0800 111 999.

 After that, you must report this issue to us, by calling 01782 617 343 (option 2).

Fire

If there is a fire at the property under no circumstance should you try to put it out yourself.

You must immediately evacuate the property and then contact the emergency services on 999 to report the fire.

After that, you must report this issue to us, by calling 01782 617 343 (option 2).

Water and Leaks

If the leak cannot be contained and/or it is causing damage to the property (especially if it is penetrating into an electrical fitting) it is classified as an emergency and it must be reported by telephone as soon as possible.

In those circumstances you should turn the water off immediately using the stopcock. Please watch this short video showing what the stopcock looks like and how to turn it off.

If the leak is coming from the above or adjacent property, you must try to contact those occupants immediately.

If the leak is being caused by a waste pipe, please refrain from using this facility until the leak has been resolved.

In the event that you cannot contain a water leak be it internal or external, please call our maintenance contractor direct. Please note that you could be liable for the additional call out costs should the maintenance company not identify the issue as an emergency.

Doors, Garages and Locks

In the event that you cannot access your property or secure your property outside of working hours, please call the locksmith below.

Electricity

If you experience a full power cut, please check your fuse box to ensure that the switches have not tripped. All switches should be in the ‘On’ position and any found in the ‘Off’ position can easily be switched back on.

Then telephone the electricity board to check that the loss of power is not because of a general power cut, unpaid bills or failure to pay for connection.

If the loss of power is not due to one of those factors then you must report this issue via the client portal as shown on the right side of this page.
